Like the idea of watching the surf rolling in from your bedroom pillow? Or the magnificent sunset over the ocean whilst you sip on an award-winning Margaret River wine right from the balcony or kitchen/dining area? Then Kaya Brae is the place for you! However - if you are wanting a shiny new house with modern furniture and fittings then this is NOT the place for you!
Kaya Brae is one of the oldest hand-built stone houses in Gracetown which adds to the laid-back vibe of this quintessential old-style-down-south holiday house.
Scheduled for a major re-build in late 2024 you will find quirky old carpets, comfy pre-loved furniture and collections of books, games and other comforts to make you feel completely relaxed as you take in some of the most breathtaking uninterrupted ocean and bush views.
Kaya is a greeting in the local language of the traditional owners of this southwest region - the Wadandi “Saltwater people”. Brae is a Scottish word (from our Pop!) meaning brow of the hill. So... Welcome to the Brow of the Hill!
With an expansive 180 degree vista of the magnificent Cowaramup Bay this quirky old property is perched right near the top of the Gracetown hill, with Nature Reserve bushland literally across the road, yet it is just a short stroll down the hill to
the beaches, shop, Cape to Cape trail and surf breaks.
The large raised deck greets you as you arrive at Kaya Brae – the perfect spot to just take time out and chill as you watch the bay - a great spot to take in the sunset and the surf with a glass of local wine in hand.
The fully equipped kitchen has a gas stove, electric oven and microwave, plus a Nespresso machine and other appliances. Out on the deck there is a large stainless steel hooded BBQ. Head up the spiral staircase to find the 2 bedrooms plus an additional bunk sleeping area on the landing. These very narrow stairs may not be suitable for the elderly, and children must be supervised on them.
Bedroom one has 1 x hotel-grade King Size bed (which can be split into two King Singles) plus another King Single bed.
Bedroom two has 1 xhotel-gradeKing Size bed (can be split into two King Singles). The additional open sleeping area has a bunk plus a trundle, suitable for 3 children.
The lounge room features an LG Smart TV with Netflix and Stan (plus options to log into your own other stream services accounts), satellite, DVD player with extensive DVD collection, bluetooth speaker and a bar area. There are board games, a book & magazine collection, pot belly stove fireplace, pedestal fans and oil heaters.
The main Bathroom is upstairs with a shower, basin and separate toilet.
Note: “Bathroom 2” is in the Laundry with a shower and separate toilet on the ground floor... all marine-carpeted!
Out the back of the property, the Games Room with billiard table, table tennis and dartboard will keep you entertained for hours.
This property won’t be available next year as a massive renovation is in the pipeline.

If you are a previous guest of Kaya Brae, please be aware that the house structure has changed slightly and only includes the bedrooms shown in the current photos. The newly renovated games room is included in the listing.

The guests have access to the entire 2.5 bedroom house. As mentioned, the 3rd floor is locked off from guests use.
NOTE:
- Kaya Brae is great for families, however please note that young children MUST be supervised on the balconies, stairs, around heaters and pot belly stove and near the private property gate at the rear.
- Spiral staircase may not be suitable for the elderly or those with any mobility issues. Large suitcase are difficult to carry up spiral staircases – medium to smaller bags are recommended.
- Gracetown is a tiny community – 20 minute drive from Margaret River - surrounded by miles of beautiful native coastal bushland and therefore has a healthy insect population, as well as other Australian wildlife! You might even spot a kangaroo or reptile during your stay! Bug and Insect sprays are located in the pantry and/or below the sink.
-Gracetown does not have scheme water or piped gas. We rely on rainfall to fill our tanks and gas delivery in bottles. We check the tank levels regularly but PLEASE be water wise during your stay.
-Gracetown does not have fixed NBN - our WIFI is wireless NBN, which may not be as reliable as fixed. Mobile phone reception is very good for Telstra users, but can be limited in most areas of Gracetown for other service providers.
